What are the typical upfront costs when buying a home?

Beyond your down payment, you'll typically encounter costs such as legal fees, property appraisal fees, home inspection fees, land transfer taxes (if applicable), and potentially mortgage insurance premiums. We'll discuss all these in detail so you're fully prepared.

How long does the home buying process usually take?

The timeline can vary greatly depending on market conditions, your specific needs, and how quickly you find the right home. From our first meeting to getting your keys, it can range from a few weeks to several months. I'll work at your pace.

Do I need a large down payment to buy a home?

Not necessarily. In Canada, you can purchase a home with as little as 5% down payment for properties under $500,000. For homes between $500,000 and $1,000,000, you'll need 5% on the first $500,000 and 10% on the portion above $500,000. If your down payment is less than 20%, mortgage loan insurance is required.

What's the difference between mortgage pre-qualification and pre-approval?

 Pre-qualification is an estimate of how much you might be able to borrow, based on a brief review of your finances. Pre-approval is a more thorough process where a lender verifies your financial information and commits to lending you a specific amount, often for a set period. Pre-approval gives you a much stronger position as a buyer.

Why do I need a realtor as a first-time buyer?
